The number the listing hides

The tax bill on the listing isn’t the one you’ll pay.

In Michigan, a home’s taxable value is capped while someone owns it — and uncaps the moment you buy. The seller’s comfortable number goes away, and yours is calculated fresh off the price you paid. Most buyers find out at closing.

Your own city or township rate decides the real figure — enter an address on True Cost and we’ll use it.

Down payment is just the start

Most buyers stop at “how much do I need down?” The ones who come out ahead ask three questions.

01

Find the money.

DPA grants, closing-cost programs and mortgage-rate discounts most buyers never know to ask for. We match you against what is actually available in your zip code — thousands of programs, and the average buyer qualifies for at least one.

02

Learn to shop.

Before you talk to a lender, we show you how the major loan types compare on a home like yours — and what to ask so you get the right program quoted, not just whatever is easiest to sell. Including how to read a Loan Estimate so you can compare apples to apples.

See the real cost.

Not just principal and interest. The full picture: funds needed to close, escrows, insurance, PMI, HOA — and the property-tax adjustment that hits after transfer. What your payment looks like today, and twelve months from now.

The help was there all along — most buyers just never hear about it.

The average match report surfaces thousands of dollars in assistance the buyer never knew existed.

The guarantee

What we mean by $3,000.

We don’t mean a vague “you’ll feel like you saved.” We mean a specific, quantified, written number, totaling at least $3,000, sourced from four specific places we know where to look for the savings most buyers never see.

  • 01 DPA grants you didn’t know existed
  • 02 Mortgage-rate discount strategies
  • 03 Closing-cost reductions
  • 04 Property-tax planning (state-specific)

If we don’t hit $3,000 across these four, you don’t pay for the advisory. Every dollar refunded. No fine print.

Bonuses

Four extras most buyers don’t expect.

The full advisory comes with these. They cost us almost nothing to deliver and they save buyers real money — sometimes years after closing.

01

Lifetime portal access

Use the calculators, DPA database, and property-tax tools for this home and any future home you ever buy. The advisory is one-time; the tools stay yours.

02

Pre-offer review

About to submit an offer? Call us first. We’ll validate the all-in monthly cost and flag any property-tax surprises before you commit. Saves deals.

03

Rate-drop refinance alert

When mortgage rates drop after you close, we ping you with a back-of-envelope refinance check. No upsell — just a heads-up that the math has changed.

04

DPA alerts for your zip

New down-payment-assistance programs open and close all the time. We’ll email you when a new one opens that fits your profile, even after you’ve closed.

Real buyers, real savings

People who almost left this money on the table.

Most homebuyers never hear about down-payment assistance, never check whether the property’s tax bill is about to jump, and never see the all-in monthly cost until they’re sitting at the closing table. Flightpath shows the picture before the offer — and what people find tends to change the math.

  • Down-payment grants that don’t have to be repaid
  • The post-transfer property-tax bump, caught before you offer
  • The actual all-in monthly cost — not a sticker number
I had no idea down payment assistance even existed for my income level. We saved $7,400 at closing and stopped renting six months earlier than we thought possible.
Marcus Whitfield
First-time buyer
The property-tax projection scared us off a house we'd already submitted an offer on. The seller hadn't paid the uncapped rate. We avoided a $400/month surprise.
Sarah Brennan
Move-up buyer

A closing worth remembering.

Grants claimed, discounts caught, the property-tax surprise found before it became one — that’s what walking in prepared looks like.

Before you start

The questions we get asked most.

How do I access Flightpath?
Two ways. Most buyers get a key from a Flightpath partner — usually their realtor — issued to their email address at no cost to them. If you are not working with a partner, you can open access yourself for $29 a year, which gets you exactly the same tools.
Does Flightpath cost me anything?
Not if you came in through a partner — their subscription covers you, and there is no fee to use the calculators, the True Cost projection, or the DPA database. Buyers who arrive without a partner can open the same access directly for $29 a year.
What is down payment assistance?
DPA programs are state, county, municipal, and non-profit programs that help homebuyers cover down payment and closing costs. There are thousands of active programs across the U.S., and eligibility rules vary by program — income, location, profession, first-time buyer status, and more. Many buyers who qualify don't know these programs exist.
Why does my mortgage payment estimate look different from other tools?
Most online calculators show only principal + interest. Flightpath adds the full picture: property taxes (with adjustments for what happens when ownership transfers), homeowners insurance, mortgage insurance (if your down payment is under 20%), and HOA fees if applicable. The result is closer to what you'll actually pay each month.

The next step

Most buyers leave money on the table — and overpay for the loan they do get.

Two things change that: knowing what down-payment grants you may qualify for, and knowing how to shop a mortgage so lenders compete for your business on your terms. Both are free. Both start here.
