Terms of Service

These terms are the agreement between you and Flightpath Mortgage Advisors (“Flightpath,” “we,” “us”) for using our website and tools. By using them, you accept these terms. If you don’t, please don’t use the service.
What Flightpath is — and isn’t
Flightpath provides educational and advisory information about buying a home: cost calculators, property-tax estimates, and information about down-payment-assistance programs you may be eligible for.
Flightpath is not a mortgage lender, mortgage broker, or loan originator. We do not accept loan applications, do not issue loan approvals or pre-approvals, do not pull credit, and nothing on this site is an offer or commitment to lend, or a rate quote. We are not your attorney, accountant, or tax adviser. Decisions about a mortgage are made by a lender, and decisions about assistance are made by the program administrator.
Estimates, not guarantees
Every figure the tools produce is an estimate, generated from the information you enter and from public data. Please read that literally:
- Payment, insurance, mortgage-insurance, and closing-cost figures are illustrative. Your lender’s actual numbers will differ.
- Property-tax estimates apply published Michigan Department of Treasury rates to an assumed taxable value. Your assessor sets the official taxable value, and local exemptions or changes can move it.
- Assistance-program results indicate what you may be eligible for based on what you told us. They are not approvals. Programs change their terms, run out of funding, and set their own rules; verify with the administrator before relying on one.
- Your eligibility figures are only as accurate as the self-reported information behind them.
Your account
You must be 18 or older. Keep your password confidential and tell us promptly if you suspect unauthorised use — you’re responsible for activity under your account. Give us accurate information; the tools are only useful if you do.
Access, subscriptions, and payment
- Access comes either through a real estate professional who sponsors it for a set period, or through a subscription you buy directly.
- Subscriptions renew automatically at the then-current price until cancelled. You can cancel at any time from your account; cancellation takes effect at the end of the paid period, and you keep access until then.
- Payments are processed by our payment processor and are subject to their terms. Fees are stated before you buy.
- Except where the law requires otherwise, payments are non-refundable. If something has gone wrong, email us — we would rather sort it out.
- Sponsored access ends when the sponsoring professional’s period ends or is withdrawn. Your saved work stays in your account, and you may subscribe directly to keep using the tools.
Acceptable use
Please don’t:
- scrape, bulk-download, or resell our data or program catalogue;
- reverse-engineer or interfere with the service, or try to access accounts or data that aren’t yours;
- use the service unlawfully, or misrepresent yourself as Flightpath.
Content and intellectual property
The site, tools, written content, and underlying models are owned by Flightpath and protected by intellectual-property law. You may use the reports and results for your own homebuying purposes, including sharing them with people helping you buy. Anything you enter remains yours; you grant us permission to use it to operate the service as described in our Privacy Policy.
Third-party links and programs
We link to program administrators, lenders, and other third parties. We don’t control them and aren’t responsible for their content, decisions, or privacy practices.
Suspension and termination
You may stop using Flightpath at any time. We may suspend or end access if these terms are breached, or if we need to for legal or security reasons. Sections that by their nature should survive termination — disclaimers, limits of liability, and governing law — do.
Disclaimers and limitation of liability
The service is provided “as is,” without warranties of any kind, express or implied, to the fullest extent the law allows. We don’t warrant that estimates will be accurate, that programs will remain available, or that the service will be uninterrupted or error-free.
To the fullest extent permitted by law, Flightpath is not liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits or opportunities, arising from your use of the service. Our total liability for any claim relating to the service is limited to the amount you paid us in the twelve months before the claim — or one hundred U.S. dollars if you paid us nothing. Some jurisdictions don’t allow these limits, in which case they apply to the extent permitted.
Governing law
These terms are governed by the laws of the State of Michigan, without regard to its conflict-of-laws rules. Disputes will be brought in the state or federal courts located in Michigan, and we each consent to their jurisdiction.
Changes
We may update these terms; we’ll change the date above and, for material changes, tell you. Continuing to use Flightpath after a change means you accept the updated terms.
