Common questions

What people ask first.

Three groups: general questions about what Flightpath is, realtor-specific subscription questions, and homebuyer questions about the advisory and guarantee.

General

What Flightpath is — and isn’t.

What is a "key"?
A key is a single, time-limited invitation that a realtor issues to a homebuyer client. The buyer redeems it to access the realtor's branded portal — calculators, the True Cost projection, and the down payment assistance database. A key is spent once a buyer accepts it and stays with that buyer; renewing their access later costs nothing.
Is Flightpath a mortgage lender or broker?
No. Flightpath provides educational and advisory content about mortgages, total cost of ownership, and down payment assistance. We do not originate loans, take loan applications, or earn commissions on loans. Information is presented for educational purposes only and is not a loan offer.
What states do you operate in?
The product is available nationally. Some content — like property-tax projection logic — launches with Michigan support first and expands to additional states over time.
Who sees the homebuyer's information?
The realtor who issued the key, and Flightpath. We never share homebuyer data with third parties for marketing. See our Privacy Policy for the full data handling details.
For realtors

Subscription, billing, and how it scales.

How much does it cost?
Starter is free and includes 5 keys. Growth is $99/month for 20 keys, and Pro is $199/month for 100. The key count is a total, not a monthly allowance. See the Pricing page for the latest.
What happens to keys I don't use?
They stay yours — there is no monthly reset, so nothing is lost by not using them. A key is only spent once a buyer accepts it: if someone you invited never signs up, you can withdraw the invitation and the key comes back to you, and it returns on its own if it simply times out. Once a buyer has accepted, that key is theirs — it is never reissued to someone else, and renewing their access is free.
Can I cancel anytime?
Yes. Subscriptions are month-to-month with no long-term commitment. Cancel before your next billing cycle and you won't be charged for the following month.
Will my buyers be marketed to by Flightpath?
No. Flightpath does not market mortgage products or refer buyers to lenders. Buyers see the realtor's branding throughout the portal; Flightpath is a behind-the-scenes platform.
How is this different from a free online calculator?
Generic calculators give a payment number. Flightpath shows the full all-in monthly cost — including property tax (with the post-transfer adjustment most calculators miss), insurance, PMI, and HOA — and surfaces down payment assistance programs the buyer may qualify for. It's a conversation framework, not just math.
Do my buyers need to create an account?
Yes. Each key is bound to the buyer's email; they create a simple password and access the portal under your branding. This lets you see which buyers are engaging and lets us protect proprietary content.
For homebuyers

Access, cost, and what to expect.

How do I access Flightpath?
Two ways. Most buyers get a key from a Flightpath partner — usually their realtor — issued to their email address at no cost to them. If you are not working with a partner, you can open access yourself for $29 a year, which gets you exactly the same tools.
Does Flightpath cost me anything?
Not if you came in through a partner — their subscription covers you, and there is no fee to use the calculators, the True Cost projection, or the DPA database. Buyers who arrive without a partner can open the same access directly for $29 a year.
What is down payment assistance?
DPA programs are state, county, municipal, and non-profit programs that help homebuyers cover down payment and closing costs. There are thousands of active programs across the U.S., and eligibility rules vary by program — income, location, profession, first-time buyer status, and more. Many buyers who qualify don't know these programs exist.
Why does my mortgage payment estimate look different from other tools?
Most online calculators show only principal + interest. Flightpath adds the full picture: property taxes (with adjustments for what happens when ownership transfers), homeowners insurance, mortgage insurance (if your down payment is under 20%), and HOA fees if applicable. The result is closer to what you'll actually pay each month.
